Our story
Rollin Estate is the trading name of ROLLIN PROPERTIES LIMITED, a residential property flipping business working across the United Kingdom. We buy houses that have fallen out of love with their owners, usually because the roof needs attention, the wiring is dated or the layout no longer suits how people live. We then carry out the work ourselves, room by room, before selling the finished house on to a new owner.
You will not deal with a chain of intermediaries when you work with us. The people who assess a property are the same people who arrange the survey, instruct the trades and sign off the finished work. That means decisions are made quickly and you get a straight answer rather than a message passed along a corridor. It also means we only take on a house when we are confident we can bring it back to a good standard.
Our approach to a refurbishment is straightforward. We strip out what is beyond saving, put right anything that affects the fabric of the building, and then fit a kitchen, bathroom and decoration that suit the house rather than the latest trend. We are not chasing awards for design. We are making a sound, safe home that someone will be glad to move into, and we keep the standard high because our name sits on the finished result.
Most of our projects are ordinary houses on ordinary streets: terraces, semis and the occasional flat above a shop. They are the homes people actually want to buy, and they are where our experience sits. If you own a property like that and you would rather sell it as it stands than spend a year sorting it out yourself, we are the kind of buyer you are looking for.
We are a limited company, fully insured, and we fund our purchases without relying on you to wait for a chain to complete. Once we have agreed terms, we arrange the purchase through our solicitor and keep you informed at each stage. There is no pressure and no obligation to proceed if the figures do not suit you.
Tell us the address, the rough condition and what you are hoping to get for it, and we will arrange a time to come and look.
One of us walks the house with you, notes the work required and gives you an honest view of what it will take to sell on.
You receive a clear figure in writing, with no estate agent fees to pay and no requirement to accept if it does not suit.
Our solicitor handles the conveyancing, we agree a completion date that works for you and the sale goes through.
